More than anything this topic has driven me to this #WPBMasterPlan8 thingi.
As a residential real estate broker I've always left the "Business Brokerage" to the professed experts.... That being said watching vacant storefront after vacant storefront year after year in prime locations has made me angry. Circa 2003 someone suggested I should call myself Mr. Downtown WPB... I was doing multiple real estate deals a day in the area and I watched another local dude (who I admired) use the Mr Townhouse moniker successfully so I went for it.... All iN. Before my 30th birthday I was earning 10 times the average household income and doing it across the bridge from some of the most powerful people in the World. I used to be proud to be known as Mr. Downtown WPB and right now I am not so sure.....
I'm creating this platform for "us" as a community to build off of and complete this masterful city plan. I believe the challenges are the opportunities and when we as community rise up, address and conquer we then become a new kind of civic benchmark.
As far as Vacant Clematis Street Storefronts... I don't see them being vacant much longer if some of my other ideas are followed too.
I will say that the owners of these spaces should get aggressive with their lease terms and breed some successful businesses. Perhaps it's time for more Joint Venture and Performance base leases.
I picked this 101 Clematis space to address the topic as it's an unfortunate perfect example of something around here is not working...... yeT..... Why is this space perpetually empty? What type of operation would be best suited to serve a fair market lease and what type of usage may be of highest and best use to the community?
I believe now is a great time to attract new brilliant minds to our glorious way of life.
Please draw your attention to 1601 North Tamarind Drive to get a better sense of what I am talking about..... Perhaps there are a few other deals that could be made fist to help successfully get 101 Clematis up and running once and for all.
