My discretion and projection was to close this condo for a minimum of $250,000 right about #now. The seller simply chose it was time to take his money and chose the price and the timing of the sale closing Circa February 2014 for only $215,000. I know Prado will likely see valuations average $275-$325 a foot in it's life time. It's important as a condo community recognize that your price per sq footage may range. It is possible and likely for one condo to sell for $200 a foot and another to sell for $400 a foot around the same time. Its important for individual condo ownership to recognize if they are the $200 a foot seller or the $400 a foot seller to make up the buildings collective $300 a square foot average.
